While recklessly spending the
2,500-person Village of Piermont, New York into a minus-US$7.6 million Net
Position hole during his 7 years in office, Piermont Mayor Bruce Edward Tucker has simultaneously endeavored the Royal Scam – in the form of a harmful, hideous three-story multi-unit
real estate development planned for 447-477 Piermont Avenue which virtually
none of Piermont’s other residents want. Deceitfully touted as “diverse” and “affordable”
rental housing, the 14-unit development was actually estimated by the developer to
put about US$55,000 per month in the developer's pocket - while at the same time destroying Piermont’s quaint and historic character and appeal forever. The 447-477 Piermont Avenue behemoth will wreak havoc on traffic, parking, flooding, infrastructure, and the overall quality of life for those residents already calling Piermont their home.
Desperate for money, Bruce Tucker probably already spent the US$100,000-to-US$200,000 in one-time permit fees and the US$112,000 in first-year taxes that he expected to compel the developers to pay for the 447-477 Piermont Avenue abomination-project. The first-year US$312,000 totally is probably commensurate with his Village operating budget for 2025. So what does a Mayor desperate for money, do? He cannibalizes his fellow Piermont citizens, his own neighbors, his constituents, for money – the very same people who unsuspectingly, innocently, and mistakenly voted-in Tucker as Piermont Mayor over the last several mayoral terms.
Having already lost the Janice Young v. Piermont litigation in New City at the New York State Supreme Court level before Justice Hal Greenwald, Mayor Bruce Tucker has now instructed his outside litigation counsel to actually file a Notice of Appeal seeking to overturn Judge Greenwald’s Decision and Order, and bring the litigation to the Second Department for appellate review.

Every taxpaying Piermont resident
should view this action as the ultimate insult and outrage.
Piermont Mayor
Bruce Tucker is wasting even more Piermont taxpayer money, to further frivolously litigate
a fake zoning law and a malicious real estate scam against his own people - out of his own self-interest in attempting to compensate for his own fiscal incompetence over the past seven years. He is using Piermont temporary cash-on-hand as his personal piggy-bank and litigation war-chest, as opposed to reimbursing that money to taxpaying Piermont residents to offset his recent 6.9% tax increase which he busted through the otherwise-applicable Rockland County tax cap.
Piermont Mayor Bruce Tucker’s latest monstrosity of handiwork is printed below, accompanied by the simpatico Notice of Appeal filed, roughly contemporaneously, by the developer’s separate litigation counsel.

A field-day for the litigators.
A bath for the taxpaying residents.
